The outside eye that prevents rework

Site teams are specialists at keeping the job moving. Precisely because of that, it is hard to see from the inside the incompatibility that will only show up three floors later, or the procedural deviation that becomes a crack the following year. Technical consulting exists to bring that outside eye — at the moment when fixing things is still cheap.

We provide technical consulting to builders, developers, design firms, industrial facilities and condominiums, offering specialized support in vertical enclosure systems, renders and facades. The work aims to prevent construction failures, optimize technical solutions, reduce maintenance costs and ensure compliance with performance requirements and the technical standards in force.

The rule of escalating costs. An incompatibility resolved on the drawing board costs design hours. The same incompatibility resolved on site costs material, labor and schedule. Resolved after handover, it costs suspended platforms, warranty service, reputation — and, with some frequency, attorney's fees.

Who hires us and why

  • Builders and developers — to reduce warranty service during the guarantee period and standardize procedures across projects.
  • Design firms — to validate enclosure and facade solutions and shield the design against incompatibilities.
  • Industrial facilities — for higher-demand enclosures, aggressive environments and process buildings.
  • Condominiums and property managers — to evaluate facade remediation proposals, oversee execution and avoid contracting the wrong solution.
  • Investors and buyers — for technical due diligence before an acquisition or before accepting a completed project.

Scope

  • Design-phase advisory — critical review of architectural, structural and building-services designs, identification of incompatibilities and proposal of solutions for enclosure and facade systems.
  • Construction execution consulting — technical monitoring during the masonry, Light Steel Frame (LSF), render and facade stages, with guidance to improve productivity, quality and execution control.
  • Code-compliance assessment — verification of compliance with the applicable ABNT standards, including requirements for performance, durability, watertightness and maintainability.
  • Analysis of construction solutions and materials — support in specifying systems, components and materials, considering technical feasibility, expected performance and cost-effectiveness.
  • Site visits and field audits — periodic or one-off inspections to assess the quality of the work performed, identify non-conformities and issue corrective recommendations.
  • Technical support for decision-making — preparation of technical opinions and studies to support procurement, project acceptance, expert investigations, warranty service and dispute resolution.
  • Building pathology prevention plan — development of guidelines and procedures to minimize the risk of cracking, water infiltration, cladding detachment and other pathological manifestations (defects).

Frequently asked questions

Questions about technical consulting for enclosures and facades

Does consulting replace construction supervision?

No. Supervision is responsible for the contract and the day-to-day running of the job. Technical consulting works in depth on a specific domain — enclosures, renders and facades — bringing critical analysis, normative references and recommendations that supervision then implements and enforces.

How often do the site visits take place?

It depends on the project's scale and phase. On building projects, the standard tends to be fortnightly or monthly visits during the critical stages — start of the masonry, first render panels, execution of the joints — with a report after each visit. We also handle one-off requests.

Do you serve condominiums undergoing facade remediation?

Yes, and it is one of the situations where consulting most pays for itself. We work from the diagnosis and scope definition through the technical analysis of proposals and monitoring of the execution — preventing the condominium from contracting a solution that does not address the root cause of the problem.

Can the report be used as evidence in court?

Our opinions and reports are prepared with technical rigor, dated photographic records and explicit normative references, making them usable in warranty claims, arbitration and court proceedings. When the purpose is litigation from the outset, the work is conducted as a technical opinion or expert investigation.
